Booking Conditions

Booking Conditions

  1. Cottage Holidays LLC, and letting agencies with whom they are associated and/or represent, (hereinafter jointly referred to as "the agency") act solely as reservation agents for the persons (hereinafter referred to as "the lessor") offering their properties for letting to the person making the booking (hereinafter referred to as "Applicant").

  2. The Agency gives all information and makes all statements in good faith but makes no warranties as to the state or condition of any property and shall not be held liable for any injury, damage or loss whatsoever resulting from information given or statements made whether orally or in writing and/or resulting from circumstances beyond their control either before, during or after the rental period.

  3. A non-refundable deposit of 40% of the total rent is payable on booking. The balance of the total rent must be received by the Agency eight weeks before commencement of the letting period booked. The balance is non-refundable as well. It is strongly recommended that Applicants take out their own cancellation insurance since this is not included in the rental price.

  4. Upon payment of the deposit and subject to the acceptance of the booking the Applicant becomes liable for the balance of the rent for the full period of the letting.

  5. Non-payment of the balance of the rent payable in advance as provided above on or before the due date shall be deemed to be a cancellation by the Applicant.

  6. The number of persons occupying a property must not exceed the number stated in the literature and/or brochures.

  7. The Applicant undertakes to keep the premises and all furniture fixtures, fittings, and effects in or on the premises in the same state of repair and condition as the same are in at the commencement of the letting (reasonable wear and tear excepted) and shall pay to the Owner the value of any part of the premises, furniture, fixtures, fittings and effects so destroyed or damaged as to be incapable of being restored to its former condition. In the unfortunate even of breakages or damage having occurred during your occupancy, these should be notified immediately to the Lessor or his representative and arrangements made to reimburse the Lessor should be made directly.

    The Lessor or his representatives have the right of access to the accommodations at any reasonable time during your occupancy.

    The Applicant undertakes to pay direct to the Lessor proper to vacating the property all charges for gas and electric current supplied to the premises during the letting, and for coal or other fuel used during the letting, and for all telephone calls made during the letting, unless otherwise stipulated in the literature.

  8. Arrival should not be before 4:00 PM and departure not later than 10:00 AM. It would be appreciated if you can advise your estimated time of arrival either by writing or calling to the owner or caretaker of the property before you leave home. Their contract details will be provided when you pay the balance of the rental.

  9. All properties are thoroughly cleaned and checked between lets. We would ask that visitor's respect the limited amount of time between lets for this to take place, and therefore ask that the property be left clean and tidy with the furniture in position as it was found.

  10. If the Applicant considers there is cause for complaint concerning the condition of the property and/or the facilities being rented, the matter should immediately be taken up with and resolved with the Lessor proper to the Applicant vacating the property at the end of the rental period.

  11. Currency conversion rates fluctuate and prices are subject to change without notice.

  12. Once a deposit is made, changes to arrival dates or choice of house is not possible.

  13. If for any reason whatsoever and after a booking has been confirmed, the property is removed from the market and therefore no longer available, the Agency will use its best endeavors to substitute a property with similar facilities and of the same or higher group reference at no additional cost to the Applicant. If the Agency is unable to provide such substitution then the Agency will refund all monies received from the Applicant and this will be the absolute extent of any refund and/or contingent or other liability.

  14. The decision of the Agency is final in all matter appertaining to each and every rental.

  15. The above Agency and Booking Conditions are the only ones applicable to this booking and supersede all previous and other.
